Three Things To Consider Before You Renovate

Renovating your home is an exciting decision that requires planning and patience. Here are three things to consider before you renovate, to ensure you are well prepared for the journey you’re about to embark on.

1. Do you have realistic timeframes in mind?

Renovating a property takes time. Unlike what is shown on renovating shows like The Block and House Rules, one room is not completed in a week. The size of your renovation will depend on the time needed for completion. Your builder will be able to give an accurate and realistic time frame for you to plan on. A good builder will ensure timeframes are met as closely as possible to ensure you are in your home sooner rather than later.

2. Where will you live while the renovations takes place?

If your property is getting completely renovated, you will need to move out of your home for some time so tradies can have free access to your home. As part of your budget, you will need to consider the cost of renting another property while your home gets renovated, as well as storage costs for furniture and belongings to be stored offsite.

It is possible for you to live in your home for staged renovations, for example, while your bathroom or kitchen gets renovated. But you may need to consider using different amenities when the bathroom and kitchen are not functional for use while being renovated.

3. Will you project manage or will your builder?

One of the biggest considerations when renovating a property is the decision of project management. Will you project manage the renovation yourself or will you allow your builder to do this? Many builders will allow for project management as part of their service fee. Their experience gives them insight into booking the right trades at the right time to ensure the project is completed to the agreed timeframe. If you’re inexperienced in project managing a renovation, we encourage you to allow your builder to do this for you. It will save time and prevent costly mistakes.
